Investment Options for Fast Track Residency
Applicants can select one of the following qualifying investment categories:
A. Residential Real Estate
⦾ Purchase of new residential property directly from a developer (minimum €300,000 + VAT). Resale properties do not qualify.
⦾ Up to two units are allowed, provided the combined purchase price meets the €300,000 threshold.
⦾ Properties under construction are also eligible.
B. Commercial Real Estate
⦾ Purchase of offices, hotels, or retail space with a total value of at least €300,000. Unlike residential, these may be resale properties.
⦾ Suitable for investors seeking rental income or higher returns.
Note: Commercial properties may be acquired through resale transactions.
C. Cyprus Company Participation
⦾ Investment of €300,000 in the share capital of a Cyprus-registered company with local operations.
⦾ The company must have a physical presence in Cyprus and employ at least five employees.
⦾ This option allows applicants to link their residency to active business operations.
D. Investment Funds
⦾ Subscription of €300,000 in units of regulated Cyprus-based Alternative Investment Funds (AIFs/RAIFs).
⦾ This is a hassle-free investment route compared to property management.

Frequently Asked Questions
How will KIKLON Partners help me choose the right €300,000 investment route?
We don’t limit clients to just residential property. Instead, we evaluate your goals and risk profile to advise on the most suitable qualifying investment — whether residential real estate, commercial property, regulated AIF/RAIF funds, or participation in a Cyprus company. Our role is to ensure your investment not only secures residency but also maximises long-term value.
How often do I need to visit Cyprus to keep my residency valid?
The Fast Track permit requires holders to visit Cyprus at least once every two years. This minimal requirement ensures the residency remains valid without needing full relocation, giving you the flexibility to retain global mobility while maintaining your Cyprus base.
How long does the Fast Track residency process take?
Once the application is submitted with full supporting documentation, the Civil Registry and Migration Department typically issues the permit within 5-6 months. This makes it one of the fastest and most reliable residency-by-investment routes in the EU.
Can my family also benefit under the Fast Track residency?
Yes. Spouses, dependent children up to 18, and adult children up to 24 if unmarried and studying full-time can be included. Parents of both the applicant and spouse may also qualify under certain income requirements, making this one of the most family-friendly residency options in Europe.
